Summary

The investment seeks a combination of long-term capital appreciation and current income. The fund normally invests at least 80% of net assets (plus any borrowings for investment purposes) in equity securities of U.S. real estate investment trusts ("REITs"), foreign entities with tax-transparent structures similar to REITs and U.S. and foreign real estate operating companies. It may also invest in short-term debt securities, notes, bonds, securities of companies not principally engaged in real estate, stock index futures contracts and similar instruments and ADRs, European Depositary Receipts (EDRs) and Global Depositary Receipts (GDRs).
