The investment seeks long-term growth of capital and growth of income. The fund invests, under normal circumstances, at least 65% of its total assets measured at the time of purchase ("total assets") in equity investments that the investment adviser considers to have favorable prospects for capital appreciation and/or dividend-paying ability. Although it invests primarily in publicly traded U.S. securities, including preferred and convertible securities, master limited partnerships ("MLPs") and real estate investment trusts ("REITs"), the fund may invest up to 25% of its Total Assets in foreign securities.
