I am happy to see this prediction and hope that it holds true. I do feel that we are fortunate in our area to have such fine Universities and all the corporate activity in Research Triangle Park. While sales are down, the total reduction in sales is shrinking. I look forward to watching the numbers and hope for a healthy third and fourth quarter.

We were one of the first to be hit by the downturn in the economy thanks to a hurricane, some viral articles that went wild in top publications and the fact that we are largely populated by midwesterners who are conservative financially and panic quickly (I'm a midwesterner myself). But now that we've reached the point where I just sold a 2bedroom 2 bath condo four miles from Naples' gorgeous Fifth Avenue for $35,000 (last time it sold it sold for $219,000), we are being swarmed with people who were previously priced out of our area --- getting their second chance and taking it -- and investors who want to make a yachtful of money. Prices aren't back yet, but once the bargain hunters are done, we will see the upward movement. We've already seen $60,000 equity in one condo purchased just four months ago. We still have our share of short sales and foreclosures, but the mood is a lot happier these days and Realtors are not at all lonely anymore!

I have been surprised by the down turn in Raleigh.

I own a Tree Surgery Company (Affordable / Professional Tree Surgeons) and used to do about 30% of my business in affluent North Raleigh. For the last 3 years calls have been minimal to none.

I surely hope the prediction is true. Raleigh values its tree beauty and is one fast growing city where the buildings take second place to nature's beauty.

Tree services around me are all in trouble. Trees are something people can put off--until the hurricane or wind storms hit. The wise person can protect valuable old trees with proper pruning so the wind will blow through instead of against them. They took 100+ years to grow and it is foolish to neglect them over money and fear to spend it.

Some things are more valuable than a fat bank account. Trees are definitely one of them Between beauty and oxygen generation, the environment of arbor care is critical.
