I just refinanced into a fixed 15 year @ 2.875. I want to make 13 payments a year by either dividing 1 payment by 12 and adding that to monthly payment or making an additional payment once a year. Two questions: is one way better than better than the other in terms of interest/loan term savings? and my other question: My payment includes PITI...should this 13th payment be P&I only.

What if you divide your monthly payment of $1500.00 by 5 and pay weekly on line of $300.00. Would your principal and interest reset each week and help bring down the interest to principal ratio? Even at 3 1/2% your effective rate for many years is around 70%. Loans are front loaded because the average person sells in 7 to 8 years. The banks are always making 70% give or take. If people only knew. I have never heard one financial guru ever speak of the effective mortgage rate ever. Just use any amortization schedule and do the math. It's not easy to face what your real interest rate is.

What about if my mortgage balance falls below 80% but they refuse to get ride of PMI?

Hi. I owe $160,000 on a $215,000 mortgage at 6.5%. Before I refi, can I put a lump sum of $20,000 on the principal to get my payments as low as possible. I plan on staying in the house. Thank you.

Does the 13th payment automatically reduce your principe; because there is some lay that makes it happen.Does it have to be exactly 1 months ayment to take effect.

When I asked the mortgage company, if I can pay additional funds toreduce my monthly payment - he said I could pay, and it would go towards my principle, but they would not reset the motgage monthly payment at any time - until the loan was fully paid off.
