Over the life of a 30 year loan, a $300 per month decrease would equal over $100K in savings. Search the web for "123 Refinance" website they helped me find 3.118% rate easily. Strongly recommend them for anyone. Good luck.

Broken or cracked pipes? Whether to call a pro depends on where the pipes in question are: if they're inside a wall, call, but if they're in an easily accessed location, doing it yourself is easy -- most codes now allow pipe that is almost as easy to work with as garden hose (some codes actually require the stuff). The beauty of that is you don't have to get the measurements exact, and to get the fittings on you just need the right wrench and a bit of leverage.
