Home inspections for condos and coops must include inspection of all the common areas inside and out. If the association responsible for repairs and maintainence is not doing its job, you may suffer the consequences. Go elsewhere if the budget and other financials are out of date, as that is a red flag that expenses or fees are not being reported properly.

You are right.. to give you an example "why your family doctor change the frecuency of checkup from 6 months to 4 months

without a reason other that we are getting older?.

In a case after being told that I should be seen in 6 months he changed his mind to 4 months; of course I did not follow his advise.

Great article. For home buyers it is better to buy a home that is a little less than you can afford and if you work and are paid every two weeks check with your mortgage company to see if you are able to pay half the monthly mortgage payment every two weeks and this allows you to pay your mortgage off several years early and saves you thousands of dollars of interest. Have an emergency home fund so you are able to keep your home well maintained. For those that are paid monthly (retirees) if you still have a mortgage try to stay one month ahead on your mortgage payment, pay a little extra on the principal each month and have an emergency home repair fund to keep your home in excellent condition.

This was a wonderful article. I am in the process of buying a new home and I am in school to secure my "Back Up" career. Everyone should read this article just to help you keep perspective on your spending and habits that can make you fall short. I have always had issues with overspending and reckles habits when I was younger. Thing is ... when you have an opportunity to straighten out your budget ...DO IT! That in itself will be the most valuable investment you will ever make for yourself.

Don't heat and cool closets, drawers, under the sink, etc. by leaving doors open. If you're not a big TV watcher, switch to an antenna as suggested by someone else and access online site through your DVD or Wii. You can get free MSNBC, BBC, radio and other entertainment. I wanted to watch the first two seasons of the Vampire Diaries, so I signed up for NetFlix and when I was done, I cancelled NetFlix. No need to let it keep renewing automatically. Then sign up again if you want to see something imparticular.
