And don't forget about high property taxes because all that college realestate is off the tax rolls. Lots of young, impatient drivers and traffic issues. Rude pushy young people clogging up every store and place in town. Noise in general. College towns. Not really as good as they sound.

Sounds like a great idea as long as the college and the town/city are on good terms. You certainly don't want to have to deal with an adversarial relationship if there is a "town versus gown" attitude. I would imagine another perk could be that you can always consider housing a student in your home in exchange for light housekeeping or gardening.
